As the Miracle Mile transforms with the Los Angeles County Museum of Art’s new David Geffen Galleries and the opening of Metro’s D Line subway extension, private developers are also moving ahead with big plans.
Onni Group, a commercial and residential development company based in Vancouver, Canada, filed an application with the city of Los Angeles on May 12 for a major project with two 67-story towers at the Wilshire Courtyard office complex at 5700 and 5750 Wilshire Blvd. With one tower inches over and the other inches under 797 feet in height, they would be the fourth and fifth tallest buildings in Los Angeles.
The project will replace the front halves of the Wilshire Courtyard’s existing two six-story buildings on Wilshire Boulevard, renovating 445,627 square feet of existing floor space and replacing 557,363 square feet of community floor area. The two new 67-story mixed-use towers will include 2,586 residential units, with 196 very low-income affordable units.
The project’s ground level is designed with commercial space designated for a grocery store, restaurant and retail spaces. Plans call for a one-acre public park at the rear of the property along Eighth Street to be preserved and renovated.
Representatives of Onni group could not be reached for a comment on the project, which is designed by the firm SCB. The plans are available for public review at planning.lacity.gov.
The Wilshire Courtyard complex was built by the J.H. Snyder Co. and opened in 1987 on an eight-acre site between Wilshire Boulevard and Eighth Street. Comprised of two buildings around a central courtyard, its tiered balconies and red granite exterior have become a landmark on the Miracle Mile.
The Wilshire Courtyard has housed numerous well-known entertainment companies over the years including Sony Pictures Entertainment, E! Entertainment and Aaron Spelling Productions, which used the building’s façade in the opening credits of the 1990s television series “Melrose Place.” The Onni Group purchased the Wilshire Courtyard complex in 2019 for approximately $630 million.
According to The Real Deal, the complex had a vacancy rate of 46% in 2023. No current occpancy rates were available.
The development is in the early stages of the planning process and must undergo consideration by the planning department and planning commission, and later the City Council. The public will have an opportunity to weigh in at multiple stages during the planning process.
