A six-story building rising at the corner of Beverly and Crescent Heights boulevards will bring new housing for seniors to the Beverly Grove community and a new home for Congregation Beth Israel on the ground floor.
The project is being built by Beverly Hills-based Black Equities Group, which purchased the property at 8052-8070 Beverly Blvd. from the temple prior to submitting plans to the city for the project. The senior housing and eldercare development was approved by the Planning Commission in 2017 and was reviewed again in March 2022. Construction began in early 2023.
“Black Equities, KPRS Construction and Willis Development are in the process of building a state-of-the-art senior living facility that will include the newly revitalized Congregation Beth Israel on the ground floor, as well as medical office space. We hope to complete the project by summer 2025,” said Zach Zalben, CEO of Black Equities Group, in a statement.
The project will bring 100 units of senior housing to the area, including 20 units dedicated for assisted living and memory care housing. As part of the purchase agreement, Black Equities Group relocated the temple to a nearby building on Beverly Boulevard and will provide 6,071-square-foot of space for the synagogue in the new building. The ground-floor level will also house a 6,893-square-foot medical clinic and offices specializing in elder care.
Representatives of the temple could not be reached for comment. The Los Angeles Department of City Planning confirmed the project underwent some alterations that were approved in 2022 prior to construction, including the addition in height from 75 feet to 87 feet to accommodate restrooms located at the center of the rooftop terrace. The project received designation from the city as an eldercare facility, which allows it to exceed height and density limitations in zoning codes. The building will include 17 studio apartments, 75 one-bedroom apartments and eight two-bedroom units, all designated for people 62 or older.
During the approval process, the project was supported by the Mid City West Neighborhood Council and then-City Councilman Paul Koretz, 5th District. No opposition or appeals were made regarding the project.
The senior living units will have special amenities, including some designated for Alzheimer’s and dementia care.
“We’re hoping to bring something that the community is in need of in Beverly Grove and to give a home to seniors looking for care,” added Nikki Phillips, of Black Equities Group.
