Re “Neighbors scrutinize TV City project,” Feb. 9 issue

When Neighbors For Responsible TVC Development co-president Shelley Wagers called for “something of specificity and clarity to comment on,” referring to the TVC 2050 DEIR invisible project description, you printed developer Hackman Capital’s response that “certain groups are spreading misinformation,” and that the “TVC project is a studio project.”
In fact, nothing in the project proposal commits Hackman to build a studio. The renderings of the supposed studio project say “for illustration” purposes and the Regional Center up-zoning Hackman seeks would let them build an arena, theme park, skyscraper offices or just about anything else with no further public scrutiny. With regional center up-zoning, they also could flip the property at a gargantuan premium.
This “flip” scenario is a legitimate concern because Hackman’s in the studio business, not the arena or skyscraper business, and no one can figure out why they need a regional center to modernize/expand the former CBS studio facilities in a manner compatible with the surrounding residential neighborhood.
The Hackman proposal as stated in the DEIR doesn’t commit them to build a studio, and if Hackman gets their way, the public would have no recourse should they build – or sell to someone who will build – a project comparable to Universal City or DTLA with all the traffic and infrastructure impacts that it would bring.
