The Los Angeles Police Department’s Commercial Crimes Division is seeking the public’s help in identifying additional victims of an identity theft and real estate fraud scheme allegedly committed against elderly property owners.
On Sept. 2, 2021, the titles of six residential properties, with an accumulated value of approximately $3.5 million, were fraudulently transferred to a business named Cruz Holding Ent. Investigators believe two suspects, Joshua Findley, 30, and Shahen Banki, 54, impersonated the victims and perpetrated the scheme.
The six properties were vacant and owned by elderly individuals. Findley and Banki were arrested on Nov. 3 after attempting to obtain a fraudulent $400,000 loan, police said. An investigation determined the suspects are likely involved in a larger identity theft and loan fraud scheme.
